• Arrive and depart on time; your booking includes setup + breakdown.

• Keep noise and hallway traffic minimal in shared areas.

• No smoking, candles, or open flames.

• Return all furniture, props, and gear to their original place.

• Communicate any accidents or issues right away—our team is here to help.

• Follow all posted emergency exit routes.

• No running or rough play. There is expensive equipment and we have a you-break-it, you-buy-it policy,

• Keep entrances and hallways clear; load-in/out must be efficient and respectful.

• The SET Collective is not responsible for lost or stolen items. Please secure your belongings.

• Guests are responsible for any damage to furniture, props, equipment, walls, floors, or backdrops during their session.

• SET property may not be removed from the studio for any reason.

• All deductions are taken after a post-session inspection. Damages exceeding the deposit will be invoiced and due immediately.

• Renter is responsible for all invoiced charges and any related legal fees.

• Walls

  • Touch-up paint (scuffs/marks): $10 per retouch

  • Small holes: $50 per hole

  • Minor repairs (patch + paint): $75–$200 per wall

  • Major wall damage or repainting: $250–$500 per wall

  • Wall markings (heavy stains, large marks): $50 per mark

• Floors

  • Surface scratches: $50–$150 per area

  • Deep scratches, stains, burns: $250–$1,000+ depending on extent

• Furniture & Props

  • Minor scratches/stains (cleanable): $50–$100 per item

  • Major damage (broken, torn, heavily stained): $150–$1,000 or replacement cost

• Lighting, Electronics & AV

  • Bulb replacement/minor repair: $25–$75

  • Significant damage or gear replacement: $250+ depending on item

• Seamless Backdrops

  • Damage/footprints/tears (if not included as add-on): $15 per foot

• Cleaning & Maintenance

  • Excess cleaning (ABSOLUTELY NO GLITTER $250 fee (Additional stains, odors, spills, trash left behind): $50 per 

  • Failure to remove décor/props brought in: $50–$200

• Bathroom repairs:

  • Minor (unclogging): $100

  • Major (fixtures, mirrors, toilet damage): $200–$1,000
